Pre-Construction HomesWhile the construction of new homes in Florida is promising the start of new pre construction opportunities in Port St Lucie, some areas of the state have been experiencing different impacts of this new era of home construction.   Based on the data collected from US Bureau of Census the number of the permits issued for St Lucie County for the construction of single-family homes is 1,651.  Florida Association of realtors has analyzed this data along with an interactive graphics demonstrating the number of residential permits issued for different counties in Florida.  The graphics are extremely user-friendly, just hover the mouse over each county and a data-box will open indicating the number of permits issued for that specific county.

Although the collected data seems reliable but in our opinion, there is some discrepancy between the numbers shown for St Lucie County.  The main reason for our doubt is the number of the new single family homes announced by different developers.  For example, Vitalia at tradition alone has announced a new phase with 1,500 single family homes in addition to the existing new construction homes as well as the remainder of the homes planned to be built under the previous phase.  If we add the 1,500 new units in Vitalia at Tradition to the construction of more homes in other preconstruction communities such as Victoria Parc (GHO Homes), LakePark at Tradition (Minto homes), Westcliffe Estates at Tradition (Greenergy Communities by Homecrete Homes) and the continuation of construction in PGA Village Verano (Kolter Homes).

No matter which stats you want to rely on the fact remains there is an undeniable benefit of buying pre construction homes in any on-the-rise market.  Regardless, if you are an investor or buying a new home as your residence the earlier you enter the purchasing of pre-construction homes in Port St Lucie, there is an increased financial gain.

What is the Price of Your Home 

Correctly pricing of a home is the most important step in sales of any property. With many online estimators by real estate related websites like Zillow and Redfin offering their version of how much your home worth, finding real value has become more complicated for consumers.  While Zillow’s tool, Zestimate, covers a larger market but it has been lacking accuracy and most of the time has been notoriously undervaluing the properties.  This is mostly because Zillow does not have direct access to the Multiple Listing Services (MLS) and mostly uses the county records or data driven from real estate brokerage websites.  Redfin, on the other hand, covers significantly fewer market but boasts on their accuracy, which is through the use of data by the MLS.  All this has resulted in confusion for both home seller and home buyers.

As a result, we have been receiving many comments from both buyers and sellers when it comes to our estimation of value for the properties they wish to buy or sell. because of that we have to educate them regarding the market condition and most importantly the compatible properties (Comps) rule that we use in determining home values.  Depending on websites algorithm has been the biggest downfall of these websites in valuation of homes.  This is mainly because there are many other factors involved in pricing a property, which are not considered when using a formula.  The most important variables like the market condition, estimate of value for homes with more or less bedrooms, homes with different sizes and amenities such as pool are not factored in such algorithms.

The best solution for both home buyers and sellers still remains in working closely with a real estate professional.  Our team has created a unique and unparalleled  approach in appropriately pricing properties.  We use the expertise of a former property appraiser, along with the data from the Multiple Listing Services (MLS) for homes sold by Realtors® and county tax roll data for homes sold by owner (FSBOs).

For buyers it is an obvious choice because typically the Realtor® services for residential home purchases are free of charge for buyers because seller pays the commission.  For sellers, on the other hand, use of a professional in marketing, negotiating and following up with issues like appraisal, inspection or multiple offer situations are well worth the cause.  This is especially true when it comes to the price of homes sold by owners compared to sold by Realtors®.  According to www.realtors.org the price of a typical home sold through Realtors® is at $249,000 while For Sale by owners (FSBO) homes sold for only $210,000.  This is a $39,000 difference lost by FSBO sellers that tried to save a $14,940 commission, which they had to pay if their home was sold by a Realtor® a nest loss of $24,060.

Best Month to Buy HomesEvery year during the holiday season centered around Thanksgiving, Christmas and New Years Eve, the number of home buyers significantly decrease.  This results in homes staying on the market longer, which leads to the eventual price drops by sellers.   To add to that, families with kids who make a large pool of buyers are absent during winter months due to the schooling of their children.  This creates a perfect storm for the price drop in December.  Most homes sales closed in January have shown the best prices compared to other months.  Typically these homes go under contract in December.  Since the loan underwriting is expected to take a longer time to close than previous years under the new lending guidelines, it is possible that the closings in February take the prize for lower prices this year but the purchase contracts are still from December.

According to Lawrence Yun, the Chief Economist for the National Association of Realtors®  “The seasonal decline is not all price depreciation of homes” in winter, Yun notes. “A good portion of the movement is driven by a higher proportion of lower priced and smaller-sized homes getting sold during the winter months. The reason for this is that families with school-aged kids are generally not in the market during the winter because they do not want their kids to be disrupted during a school year, and it is the families with kids that generally require the larger homes that carry higher prices.”

Are you wondering how to close your condo for summer in Florida?  Every year many condo owners cause unintended damages to their or their neighboring units by not knowing how to close and secure a condo in Florida.  Florida is the most popular destinations  to second home buyers as well as many part-time residents from Northern USA and the “Snow Birds” from Canada.  While enjoying the beautiful winter weather in the City of Port St Lucie, Florida is a blessing, there are some steps that are necessary to secure your property before heading back.  The following tips will save you money while preventing leaks or other mishaps while you are away.

  1. Shut Off the main  water valve- many times we have witnessed water leaks in unoccupied condo units causing damages to the unit as well as the other units located adjacent or below them.  Try to locate the main valve to your unit which is normally located by the water heater or outside the unit.  Your building manager is the best source to assist you in locating and shutting off the valve.  When you are back in your condo just run the cold water for few minutes to bring fresh water through the pipes.
  2. Be sure to shut off the water heater.
  3. Adjust the A/C unit- most A/C manufacturers offer instruction on adjusting the temperature and other settings while condo unit is not in use, read them carefully and act accordingly.  The humidity in Florida will damage the units that are not ventilated and increase the chance of growth of molds.  Running your A/C while you are away is very crucial in avoiding the formation of molds.
  4. Adjust the thermostat and humidistat- if can not find the instruction from the manufacturer the rule of thumb is to set the A/C to 80 and humidistat at 60.
  5. Clean or install a new A/C filter- your A/C will run more efficient with a clean filter
  6. A/C drainage- any blockage of the Drain Pan and Drain Hose could cause damages to the units while unoccupied.  Try to locate the Drain Hose and if there is no sign of water dripping chances are that the drip pan is clogged, which may result in the overflow of the drip pan and eventually will damage and collapse the ceiling.
  7. Turn off all circuit breakers- but the circuit breaker for A/C or alarm, if you have one.
  8. Prep kitchen- drain and garbage disposal, pour 1/4 cup of each lemon juice and cooking oil without any running water then run the garbage disposal for few seconds.  This will lubricate the garbage disposal and reduces bacteria in the sink drainage area.
  9. Prep the refrigerator- by turning off the circuit breakers the refrigerator is off as well and you need to empty out the bins, door and shelves of both refrigerator and freezer and you could also put a box of baking soda on the middle shelf  and leave the doors slightly open to get rid of any odors that might stay with the fridge while it is off.
  10. Prep furniture- by leaving dresser drawers, armoire and closet doors and also lift the mattress to its side to ventilate and allow air to circulate through them.
  11. Prep the dishwasher- even though most manufacturers do not mention anything about prepping the dishwashers while is not in use, our experience with leaving the door slightly open and leaving a box of baking soda have been positive in eliminating odors and molds.
  12. Prep the toilet bowls- by adding 1/4 cup of bleach to the bowl then close the door and wrap plastic tightly around the bowl and the door.
  13. Clear all balconies- any items that are not fixed securely could become a projectile during the hurricane and cause damages to properties as well as injury to people.
  14. Notify the building management, of your absence.  They will keep their eyes on any unwanted activities in and around your unit.

Port St Lucie Real Estate Market ReportAssociation of the Palm Beaches (RAPB) shows the continuation of the established trend of rising prices. The most notable changes for single family homes in the St Lucie County real estate are:

  • Median Price- Rose to $167,000 in the 3rd quarter of 2015 from $137,000 in the same period in 2014, a whopping 16.8% increase in one year.
  • Average Days on Market- Drop to only 26 days in comparison to 49 days in the 3rd quarter of last year. This is a clear indication of low inventory and high demand, which in turn fuels the rising prices.
  • Inventory- Considering the shortage of inventory of homes for sale in 2014, the drop of 14.7% in inventory represents an even bigger problem. With home builders struggling to add to the inventory and continuous shortage of inventory the higher prices are inevitable. The problem for surrounding counties is more severe as some like Palm Beach County has reached the boiling point of maxed out prices much earlier in 2014.

Overall the Port St Lucie real estate report for 2015 indicates a stronger seller’s market which combined with anxious buyers has resulted in listings ending up in the multiple offer situation.  This is a reminder of how the market went crazy in last decade real estate boom.  Multiple offers, price war, anxious buyers trying to buy before prices increase even higher while sellers holding back in the hope of cashing out even more in tomorrow’s market.  Unless the new home construction catches up with the shortage of inventory, the rise in interest rate seems to be the only unfortunate remedy for slowing down the train before the wreckage arrives like it did only a few years back.
